I always recommend a home inspection. If defects are uncovered, we will be in a position to accept the property “as is”, ask the seller for a remedy, or walk away. We are not locked in at this point.

If you don’t have a local real estate attorney, I’d be delighted to recommend one. Either party can change their mind until a contract of sale is fully executed. Time is nobody’s friend in real estate. This means if a seller drags their feet, a new property may come to market that the buyer likes better and they can lose their buyer or if a buyer drags their feet, a better offer can come in and the seller can accept another offer. Getting a fully signed contract of sale is your best protection to not lose the deal.

Your attorney will order a title search and if you’re getting a mortgage, your lender will order an appraisal. Your attorney is also in the best position to give you the most accurate assessment of your closing costs.

While waiting for your closing date, you will prepare for your move by deciding if you’ll handle the move yourself or hire a mover. Either way, preparations for packing and moving day will be underway. Before closing on the property, we will schedule a final walk through.
